Board Notes 5/12/25
Hi Neighbors,
Trust you all had a good season and were able to partake of our beautiful Loreto! Here is an update on the HOA business since we last met for our annual meeting in February.
Financially, we have collected 52k of our 54k dues for 2025. Thank you for the quick payments. (Those delayed in paying have been contacted.) We are on track vs budget so far this year with no surprise expenses. We were able to take advantage of the better exchange rate earlier this year and have a supply of converted dollars to pesos, as well.
We met with Jesus this past week to walk the property together and review summer projects. Aside from the many summer routine maintenance items Jesus arranges for us, here are a few additions for this year:
Additional Project for this summer, 2025
- Driveway repairs
- Tile on the grate cover, bottom floor to Kristin and Gordon Tower.
- Verify Cistern is OK
- Paint remaining stairs on all stairwells
- Continue to sand and paint wood railings on individual patios (especially 1st floor)
We do not plan on doing any sidewalk replacements this summer, but will most likely need to resume that work in 2026.
A few homeowners have asked again about the possibility of having the pool heated to extend it’s use. Also, there has been a request to see if elevators or lifts might be feasible on our buildings. NO ACTION is being taken to be clear, but we have asked that this summer Jesus do some investigation on designs and costs on both projects so that we can share that info with homeowners if there is further interest.
We will be meeting periodically through the summer months, and we will both be down mid summer to Loreto as well. In the meantime, have a great few months and we look forward to sharing the 25-26 season with you.

P.S. As a reminder, those living on 2nd and 3rd floors …. Since the windows on these floors can be difficult for homeowners to clean, if you need help from the HOA please send a request to Jesus. Note that these are not necessarily cleaned on a routine basis, but by request on an annual basis.
